Property Condition Assessment
An independent inspection of your property — before you renovate or before you purchase. We identify every defect, assess condition by trade, and give you a written report with our recommendations.
What is included
On-site inspection by a qualified Aule consultant — client or client's representative must be present to provide access
Room-by-room inspection — structure, walls, ceilings, floors, doors, windows, and visible MEP elements
Written condition report structured by trade
Defect schedule — every issue listed, photographed, and priority-rated (urgent / monitor / cosmetic)
Estimated cost range to rectify each defect
Aule's written recommendation — proceed, negotiate on price, or walk away
Access to be arranged by the client. Minimum 48 hours notice required.

Structural engineering survey or specialist testing
Investigation of hidden defects behind walls or under floors
MEP certification or compliance testing

Feasibility Study & Cost Benchmark
An independent view of what your renovation should actually cost — before you receive a single contractor quote. We benchmark your project against current Dubai market rates so you know what fair looks like.

Site visit to confirm existing conditions — client or representative must be present
Full scope of works definition — trade by trade, room by room
Independent cost benchmark against current Dubai market rates
Three budget scenarios — conservative, market rate, and premium finish
Programme estimate — realistic timeline from NOC to handover
Risk register — what could affect cost or programme, and by how much
Written feasibility report with Aule's recommendation

Tender Management
We prepare your Bill of Quantities, invite pre-vetted contractors to bid, evaluate every submission independently, and recommend who to appoint and why — so you never have to guess whether a quote is fair.
What is included
Full Bill of Quantities (BOQ) prepared by Aule or an appointed Quantity Surveyor — included in this fee
Minimum three pre-vetted contractors invited to bid
Tender NDA issued to all contractors — all bids kept strictly confidential, no contractor sees another's pricing at any stage
All bids evaluated on price, programme, methodology, and references
Reference checks on the recommended contractor
Written bid evaluation and recommendation report
Contractor appointment letter prepared
The client makes the final appointment decision. Aule advises — the choice is always yours.

Building management NOC — client responsibility

Project Management & Owner Representation
We oversee your renovation from site start to handover — minimum weekly site visits, quality control, variation order review, and snagging — so you are always informed and never surprised.
What is included
Minimum one site visit per week throughout construction — additional visits at Aule's discretion where quality or programme concerns require it
Written site report delivered within 24 hours of every visit
Programme monitoring — flags delays before they become problems
Quality control — checks workmanship against the agreed specification at every visit
Variation order review — every VO assessed by Aule and recommended before client approval. No VO proceeds without your written sign-off
Defects register maintained and updated throughout construction
Client decision log — every instruction from client to contractor recorded in writing
Snagging inspection at practical completion
Snagging close-out management — contractor tracked until every item is resolved
Handover sign-off and practical completion certificate
All contractor bids and project communications are treated as strictly confidential.
Not included
Daily site supervision — the contractor supervises their own team daily. Aule visits weekly as owner's representative
Procurement of materials, furniture, or appliances

Hourly Advisory

How our fees work
Six things you should know.

Fixed before we start
Every fee is quoted in writing and agreed before any work begins. If scope changes, the fee is discussed and agreed in writing before proceeding. There are no surprises on your invoice.

Never a % of your budget
Some advisors charge a percentage of your project value — which means they earn more when you spend more. Aule's fee is fixed. Our advice is never influenced by your budget size.
03.
No commissions — ever
Aule receives no referral fees, commissions, or benefits from any contractor, supplier, or third party. Every recommendation we make is based solely on what is right for your project.
04.
Fees vary by size only
The fee for each service is fixed by property size. A straightforward project and a complex one of the same size are priced the same — what varies is the scope, and that is agreed in writing upfront.
05.
Payment by milestone
Fees are invoiced by milestone — not all upfront. Typically 40% on engagement, 30% on key deliverable, 30% on completion. The exact schedule is written into your service agreement.

The first conversation is always free. We will listen to your project, tell you honestly whether Aule can add value, and provide a written fee proposal. No obligation. No pressure.

Every fee on this page is the actual fee. The number agreed in writing before work begins is the number on your invoice.

If anything changes your scope — a discovery on site, a decision to add or remove works — we discuss it, agree a revised fee in writing, and proceed only with your approval. You are always in control of the cost.
